Superior Marketing Strategy Dominates Newton Real Estate

With a so many buyers searching for their perfect home, it is supremely important that any home for sale is marketed properly to ensure success for the seller. At Dwell360 Real Estate, we reach above and beyond normal measures to ensure our listings reach every possible buyer. 

Our most recent listing was a set of Newton, Massachusetts condos. Two Philadelphia style units, each newly renovated real estate, were a gorgeous setting for two videos that helped showcase the property before it even hit the market. Dwell360's Edward Johnston recently took viewers on a live tour of both the first floor and second floor units.

 

Live videos offer an appeal hardly rivaled in most real estate marketing; the viewer is given exclusive access to the property and is able to see inside as well as virtually tour the property while being given specific information about the home otherwise not yet available. This property's live video reached nearly 3,400 potential buyers and received over 1,700 video views. 

In addition to the live footage, the Dwell360 team filmed at the property with state of the art equipment to get even more detailed shots. This video was then edited and produced for posting on YouTube, Facebook, and the property's listing website. 

 

This video reached nearly 3,900 potential buyers through Facebook and received over 1,800 views. Though most were in Massachusetts, the videos reached audiences globally. 

Dwell360 Real Estate also had brought in a professional photographer to capture images of the staged home, as well as draw up a detailed floorplan. Prior to the property hitting the market, the listing website was added to a postcard sent to almost 5,000 Newton residents. 

This property offered a complex situation as there were not only two condos but also was being offered as a multi-family home. Dwell360 purchased a unique domain and created a landing page that offered information and access to the individual units' information. 

Inside the individual listing websites, interested parties are able to see the photos, floorplans, video, and other pertinent information relating to whichever unit they were admiring. Both videos, the listing websites, and open house information was shared via many avenues of social media including Facebook, YouTube, Twitter, Instagram, LinkedIn, and Google+. By marketing the videos on multiple social media platforms, we were able to reach hundreds of potential buyers that might not have otherwise found this real estate listing.

Visitors to open houses are offered a printed booklet, lovingly referred to as a beauty sheet, that details information about the property. This includes information from the listing's MLS as well as a unique QR code for the website, beautifully displayed professional photographs, and the floorplans for each unit.
